Manitoba sets 2025 rent guideline at 1.7%

Manitoba’s NDP Government announced that the province’s 2025 rent guideline will be set at 1.7%, effective Jan. 1, 2025. This guideline, updated annually, is determined through a formula based on the consumer price index (CPI) specific to Manitoba.

The new guideline marks a decrease from the 2024 rate of 3%. It applies to most residential rental properties, including apartments, single rooms, houses, and duplexes. However, certain rental units are exempt from this guideline. These exemptions include units renting for $1,640 or more per month, various types of social housing, rental units owned or operated by government entities, units in buildings first occupied after March 2005, not-for-profit life lease units, co-operative units and approved rehabilitated rental units.

Tenants must receive written notice of any rent increase at least three months before it takes effect. For an increase to be effective on Jan. 1, 2025, tenants must be notified by Sept. 30, 2024. The rent guideline limits increases to once per year, with few exceptions.
